Staging Your Home To Sell!

The way we live and the way we sell homes are two very different things. 

For a great visual example of this, try visiting a local builder tract of model homes.  They have hired decoraotrs and designers to show off their product, a home, to the very best advantage.  Why not take advantage of the money they spent on marketing to get your product, your home, ready to sell? 

Here are some things you'll want to pay particular attention to when visitng those model homes so you can maximize the marketability of your home:

  • Take note that all lights are on, even on the sunniest of days
  • You'll see that all draperies, blinds, and shutters are open to give everything a nice open feel.
  • Soft music can give a comfortable feel.  A word of caution here, make sure it's the same music throughout the home or only in the living areas. 
  • No one is in the model home while you visit.  Be sure to leave your home and take fido, fluffy, and the kids for a walk in the park.   By allowing the REALTOR® and the buyers to view your home without you in it, they have a better chance to visualize themselves and their furniture living there.  
  • Pay attention to the fragrance in the home.  Model homes have the benefit of no cooking smells or odors from spices stored on the premises.  Your home may look perfect and be scrupulously clean, but if it smells like last night's dinner it can be a real turnoff to buyers.  Using an odor eliminator (like Febreze) on the soft surfaces and placing some solid air fresheners or scent sticks strategically can give the home a fresh scent and feel.  Try to use natural fragrances such as citrus or crisp cotton.  Nothing overpowering, just the smell of clean. 
  • While touring the model home you were free to look and discover things on your own.  So, let the REALTOR® and the buyer look through your home on their own and discover all it's features.  Most agents and buyers will have a copy of your listing and all your home's features on it as they tour your home.  It will make them feel uncomfortable if you follow them pointing out what's important to you.  Let them discover what's important to them.  Buyers may have different priorities and feel they are paying for things they don't want if you spend too much time showing ALL the features in your home.  Give the buyers the space to feel comfortable and give the agents the space to do what they do best...get your home sold!
